Rental Guide 

You should begin your search approximately 3-5 weeks prior to your moving date. You need to get a feel for the market and the neighborhood you want to live. Most apartments are made available for the 1st or 15th of the month.

DOCUMENTS NEEDED TO GET AN APARTMENT

Three Recent Paystubs
- Copy of Photo ID (License, Passport)
- Recent Tax Return (W-2's, 1040, 1040A)
- Recent Bank Statement
- Letter from employer (stating position, length of employment and salary)
- Letter from landlord or copy of lease
- 2 references letters
- $75 application fee (cash or money order)

RENTAL DEPOSIT
To obtain an apartment you must submit the required documents and complete the prospective landlord's application. Once an apartment is selected you will submit to us a rental deposit (one month's rent). We will then instruct our agents to stop showing that apartment until your application has been approved or declined. A credit report is ran to ensure that you satisfy the landlord's credit and housing requirements. If your application is declined your rental deposit will be refunded to you, less any application fees.

GUARANTORS
Guarantors are required if you have credit problems, little or no credit or if your income is less than 40 times the rent.
Guarantors have to meet the same minimum requirements as the applicant, submit proper documentation and make at least 70 times the rent.

BROKER'S FEE
A broker's fee will be charged, if you rent an apartment that we have shown you. We charge 15% of the annual rent for a one or two year lease. This fee is negotiable. This is paid in addition to the 1st month's rent and security deposit
